Rebecca Kesmen is the latest home owner to opt to use the Raffall platform to giveaway her four bedroomed townhouse. As is typical with a Raffall competition the exact location of the home is limited. What we do know is that it was built by Cala Homes in 2018 and it's an end of terrace property. A look on Rightmove for similar properties suggests to us that the valuation will be around £250,000 to £260,000. The property will be unfurnished and legal costs plus stamp duty, if applicable, will be paid by the promoter.

How To Enter The Competition

Other than having four bedrooms what we also know is that the townhouse consists of three floors with lounge/diner, kitchen, a garden at the rear with decking and parking space for two cars. Amtico vinyl flooring is very popular in this property and it features on all three floors. There are a handful of images of the prize on offer on the Raffall site including a plan of the house. Get your glasses out for that one because it's barely legible. Still at least it gives you an idea of what's what unlike some other competitions.

To enter the raffle you need to be registered with Raffall. This can be done via Facebook or email login. Once at the house raffle page it's a case of answering a question and purchasing tickets. The question pops up in a window which we found disappeared very quickly. Tickets only cost £2 and there's no limit to the number you can purchase. You can purchase online using debit cards. As far as we're aware this property competition is not making any donations to charity.

300,000 Ticket Sales

Kesman hopes to sell 300,000 tickets (total revenue £600,000) by June 2021 in order to conclude the draw. If insufficient tickets are sold then the winners will receive a share of the compensation amounting to 75% of all ticket sales. All compensation payments are guaranteed and paid directly by Raffall Limited. Note that if the raffle fails to complete then the promoters don't get a penny of the funds. Whilst the Raffall platform has struggled of late to convert competitions to house sales they do guarantee that entrants have the chance of winning a cash prize.

The usual Raffall competition annoyances are here: poor description, lack of location and no valuation. Given that Raffall must make a few quid off these competitions we'd have thought by now they'd have cottoned on to helping promoters sell the most tickets. That said there's a few issues with this competition. Assuming our valuation is correct then the £600,000 of ticket sales target is much too high in terms of profiteering. The long closing date is also another issue. Promoters need to balance between creating entrant urgency and being able to hit the sales target, but this competition is too long and wants to sell too many tickets. Enter Competition Here
