No sooner have Elite Competitions closed one property prize draw then they're back with another. With Bounty and McKinney also churning out house competitions it's a busy time for this sector. Anyway this time round Elite are back to Blackpool and they've got themselves a recently renovated six bedroom property on offer. The good thing about Elite is that there's little faffing around with respect to location and price - simply because they provide that information. This property is located on Napier Avenue which is just a couple of minutes from Blackpool Pleasure Beach, Sandcastle Water Park, The Beach and Pier. Elite say it's valued at £350,000. A similar property, with 5 bedrooms, on the same road is under offer in the region of £325,000 (On The Market). The actual property we believe sold for around £330,000 based on this listing also from On The Market.

The Property

The property is described by Elite as a "truly exceptional, recently renovated six bedroom family home" and "no expense has been spared to transform" the home. Details are quite limited although Elite have provided a lot of photos. However if you check the link above you can find a layout of the property and more images. The property has three floors with three bedrooms on the top floor, two with en-suite and dressing rooms. The main bedroom and second bedroom occupy the middle floor whilst bedroom 6 can be found downstairs at the back of the property. A large living room, dining room, lounge and kitchen complete the set-up. All furnishings are included so it's ready to move in or rent out should you prefer to do that. Elite Competitions will cover all legal fees and stamp duty on the property. If you do win and decide that you'd prefer to rent it out then Elite do suggest that you can expect up to £1800 a month or £350 a day with AirBNB. Unusually for this kind of prize draw there's no extras for the winner in terms of a cash prize, car etc. Additionally there's no cash alternative!

How To Enter

To enter the prize draw for the chance to win this home in Blackpool you simply need to purchase your tickets from Elite. There aren't any questions to answer but you will need to register. Tickets can be purchased as singles and it seems the max you can purchase is 500. Payments can be made using PayPal, Visa, MasterCard and Apple Pay. As always it might be worth checking for discount codes and/or chances to win tickets on Elite Competitions' social media pages. There is a free entry route offered for entrants who wish to take that option. Entry is via postcard and details about how to complete your entry are given on the website. Only one Postal Entry is permitted per prize draw for each registered account. Postal Entries are limited to one entry per person to each draw.

299,999 Tickets

Elite Competitions aim to sell a maximum of 299,999 tickets at £3.99 (total revenue of just under £1.2million) in just a few weeks with the draw concluding around the start of August 2024. The ticket price is reasonable although it'll be interesting to see if Elite sell out. With such a high ticket target they can guarantee the property will be won at around 25-30% sales. At time of writing just over 10,000 (or 4%) tickets had been sold so there's a long way to go. As far as we know there are no charity donations planned for this particular prize draw and the property will be awarded regardless. Their FAQ states that the "draw will always go ahead regardless of the ticket sales".

Our Verdict

If you've dreamt of owning a property in Blackpool then this might be the prize draw for you. It does look stunning and would work well as a rental given it's proximity to all the attractions the seaside town has to offer. The ticket price is attractive compared to McKinney etc and the instant wins are generous. However we wonder whether they'd be a lot more interest if Elite also offered a cash alternative to the winner? Anyway hopefully we'll be seeing more property prize draws from Elite as they seem like a decent company. The only issue we have is again with respect to responsible play. An entrant can potentially purchase 500 x £3.99 tickets. They do have a link to Gamcare but no information about self-exclusion, deposit limits etc.

Total tickets: 299,999. Remaining: 47,593. 84% tickets sold.
I had expected to see a further reduction in the last hour, but no need as folk buying.

£1.99 lowest price was about 2 weeks after launch, thus seems the time to buy.

Looks like the winner is 18 years old. They said he turned 18 on 11 July this year, registered for his Elite Competitions account on 14 July then bought the winning ticket.

I don't know if he's taken the house or cash, I think he's from London.

He bought 88 tickets and he'd from the area where their last house was (sorry can't remember the place) just over from Blackpool, not London. He couldn't understand why they said London.

Wow, 88 tickets that sounds expensive, but at least this time it paid off for him.
 
Elite already launched new property £230k Waterside Lancashire Lodge or £200k cash. Draw date is Friday 30th August 2024 at 7.30pm, tickets cost £7.49 immediately reduced to £5.99.

I bought a ticket early, as there are some good instant wins, and a rental income of up to £52k a year is quite appealing.

Based on the 2023 prices in the Zoopla listing above, you're going to have to pay £100 a week on ground rent/site fees. I'm unsure if you have to pay council tax or anything, and while it's connected to water/electrickery, I'm unsure that will be included in the site fees so would be at an extra cost. The Zoopla listing also says that there are no gas bottles permitted on site, and you have an LPG boiler which is hooked into the site's LPG supply, so you'll have to pay the commercial LPG rates + their profit on top if you want hot water and heating.

Bought one ticket going mad! I'd take the cash I was looking into buying a Caravan so my family can enjoy time with their families.They don't increase in value but depreciate greatly etc.I could probably buy a small property and use that.
 
The winner opted to take the £300,000 cash after visiting the house. Wonder if it'll be back on raffle another day?

These types of 'properties' also don't tend to hold their value well over time i.e. they depreciate, need regular maintenance and eventual replacement, all of which could impact revenue generated from it over time.... while pitch fees and other such continue increasing!

Plus you have no 'tenants rights' so if the site owner doesn't want you there and asks you to leave, you have to just leave right away with no appeals to anyone. And you can't just list the property on the open market like a house or a flat, you can only usually sell through the sales office at the site (if this is the same as other static caravan sites) - so if you want to sell yours, and someone wants to buy it, the buyer goes to the site office and says "I want that one" and then they get the book out of the drawer and say "Well, that's very nice but I've got this one over here too that's newer and only slightly less expensive, or that one over there that's the same age but it's cheaper, and comes with the site fees paid for a year"
