Just when you think that perhaps Raffall has had it's day as a property prize draw platform a new promotion appears. According to media reports, Karen Sugden purchased the apartment in 2006 but has decided that it's time to relocate to Paris. To facilitate this move she's decided to raffle her property and set someone up with a mortgage free move to the Irish Capital. The apartment is located in the Kilmainham area of Dublin. The host suggests that she only needs to sell 70,000 tickets to cover the value of the property plus Raffall costs so based on that we've made a valuation of £300,000. One bedroom apartments in the area range from 200,000 Euros upwards so it's probably a fair estimate until we can locate something similar.

About The Property

The host doesn't exactly go to town in "selling" the apartment on her Raffall page. The description given is simply "The apartment is a one-bedroom on the first floor with a designated parking space and visitor parking. The apartment is raffled fully furnished, so all you need to do is move in". It's not much to go on. There's no measurements or floor plans but at least there's a few images showing the rooms. Stamp duty and legal fees are covered by the host. On a plus point she does say that the rental value is €1800 per month but then there's no information about community fees or any other running costs involved.

How To Enter

To enter the raffle you need to be registered with Raffall. This can be done via Facebook or email login. Once at the house raffle page it's a case of answering a question and purchasing tickets. The question pops up in a window - for this particular competition you'll need to answer a multiple choice question about Ireland. It's pretty easy! Tickets cost £5 each and there's no limit to the number you can purchase. You can purchase online using debit cards. Little Flower Penny Dinners are being supported by this particular prize draw and 5% of the host's revenue will be donated. However it should be noted that this only applies if the property is won!

120,000 Ticket Sales

The promoter hopes to sell 120,000 tickets (total revenue £600,000) by the start of November in order to conclude the draw. If insufficient tickets are sold then the winners will receive a share of the compensation amounting to 750% of all ticket sales. As mentioned the host has suggested that sales of 70,000 could lead to the property being awarded as that would cover the value and any costs imposed by Raffall. All compensation payments are guaranteed and paid directly by Raffall Limited. This is a little bit different to house competitions run by individuals and should offer more assurance to entrants.

Our Verdict

This isn't the first property in Dublin to feature on our pages. However the outlook for a successful outcome is bleak because all the others have resulted in cash winners and not house winners. Considering the host is keen to use the Raffall route we'd have thought the Raffall page would be a better "sell". On a positive note the ticket price is quite reasonable and that may help attract interest. The biggest problem is that the win a house momentum that Raffall used to have has completely gone.
