House builders have been quite slow to cotton on to the win a house phenomena but could they successfully use the mechanic to generate interest in their latest developments? We suspect that EPC Buildings are hoping that by raffling a 3 bedroom property with Raffall that they may also pique the interest of would-be buyers. A house competition is a win/win for them because it's free advertising for them regardless of whether the competition is successful. And if it's successful that's even more publicity!

How To Enter The Competition

The location of the property is simply given as Cockfield, Bury St Edmunds. EPC Buildings don't provide a valuation of the house but a guide price of £374,495 is given on a sold property at Bedfords. We think this is a very similar property! It has "a stunning open kitchen and diner, overlooking the spacious garden and 3 generously size bedrooms". Remember this is an eco home and therefore it comes with "roof solar panels, intelligent lighting and an efficient air source heat pump heating system". Because this is a new build it comes with a 10-year new-house warranty. No furniture is included and details of legal fees etc. are not given.

To enter the raffle you need to be registered with Raffall. This can be done via Facebook or email login. Once at the house raffle page it's a case of answering a question and purchasing tickets. The question pops up in a window which we found disappeared very quickly. Tickets only cost £2.50 and there's no limit to the number you can purchase. You can purchase online using debit cards. A 5% donation to Dallaglio RugbyWorks will be made although disappointingly this will only be made if the competition succeeds.

500,000 Ticket Sales

The promoter, EPC Buildings, hopes to sell 200,000 tickets (total revenue £500,000) before the end of October in order to conclude the draw. If insufficient tickets are sold then the winners will receive a share of the compensation amounting to 75% of all ticket sales. All compensation payments are guaranteed and paid directly by Raffall Limited. Given the success of competitions on Raffall - both those that have completed and those that have paid a cash prize - this should reassure entrants.

Most win a house competitions are for not for new houses so it's good to see a builder get involved with the mechanic. Hopefully EPC Buildings will have better success - and run a better competition - than Elatus Developments. This competition isn't perfect. For example the images look to be stock photos as they're the same on the competition page and on the Bedfords link above. It'd be nice to see the plot being offered, a real valuation and whether the property is complete! We'd also like the donation to charity to made regardless of ticket sales.

Closed Early

This competition closed early "due to lack of support". The property owners have stated on Facebook that this plus "the amount charged to be just featured on the raffle website" they knew that they would be unable to sell all tickets by the 2nd December". They also explained "EPC had no financial gain from this and if anything we have lost a lot money due to marketing & advertising costs". Enter Competition Here
