Colette Copperwhite is an ex-pat and has been living in Spain for the past 20 years. She now wants to come back home for personal reasons and has decided to sell her property by using Raffall. The property is located in the hills above the historic town of Mula in North Western Murcia. It has spectacular panoramic views and the city of Murcia is just 30 minutes away. Colette suggests the property could be used as a holiday home or the perfect place to live out in Spain. No valuation is given but currently there are 3 bed properties for sale in the area ranging up to 300,000 Euros. We've made an estimate in the absence of any fixed detail.

About The Property

The property on offer has three bedrooms, and two bathrooms. In addition there's a fully fitted kitchen, and a large open plan lounge / dining room. To the rear of the property is a large patio with a built-in stone barbecue. It also has its own cave, which can be used a bodega / cellar. There's a short video of the property plus a selection of images on the Raffall page. It's not mentioned whether the property comes furnished. No information is given with respect to legal fees and costs - nor how the sale will progress with respect to Spanish Law (notaries, flying out to sign documents etc). The prize does include a £15,000 cash prize.

How To Enter The Competition

To enter the raffle you need to be registered with Raffall. This can be done via Facebook or email login. Once at the house raffle page it's a case of answering a question and purchasing tickets. The question pops up in a window which we found disappeared very quickly. Tickets cost £25 and there's no limit to the number you can purchase. You can purchase online using debit cards. If all tickets are sold, 5% of proceeds from this raffle will be divided between the Spanish and Irish Cancer Societies.

50,000 Ticket Sales

The host hopes to sell 35,000 tickets (total revenue £875,000) by the end of 2021 in order to conclude the draw. If insufficient tickets are sold then the winners will receive a share of the compensation amounting to 75% of all ticket sales. All compensation payments are guaranteed and paid directly by Raffall Limited. This is a little bit different to house competitions run by individuals and should offer more assurance to entrants. Note that recently some property raffles on Raffall have completed - with a home winner - with lower than specified ticket target. It seems that Raffall now offer some flexibilty on getting competitions over the line.

Our Verdict

It's nice to see another Spanish property coming up for raffle. However we understand that this one launched in August and has only recently attracted media interest and doesn't feature highly on Raffall. In our view it's difficult to see how this one will be able to conclude with a property winner. The ticket price is on the hefty side and although the ticket target is low, the revenue target seems a little high. Of course there may be some flexibility which will see the property won with less tickets sold, but this prize draw will need a lot of coverage to attract the required entries before the end of the year. Footnote: Spanish properties attract a hefty tax on purchase. This can be up to 19% of the property value although this may be covered by the promoter so do check the terms.
