Win Villas is a new property prize draw platform that's offering the chance to win a five bedroom villa in Mijas on Costa del Sol. Tickets cost 20 Euros each but a NPN postal option is also available. A Horse & Donkey Rescue Centre will benefit from a charity donation. The overall prize also includes flights to Malaga plus accommodation & car hire for 2 nights.

One thing that we weren't expecting this year was a new property platform to launch. WinVillas.com launched in June 2023 but details about the platform are quite limited. The site claims that it's owned by Winvillas Ltd but there's no reference to this on Companies House. The About Us page suggests the site has been created by a family who like to travel to the Costa del Sol and together with inland coastal property experts have created Win Villas. Furthermore all contact details reference a PO Box in Stourbridge. "Over two years of research" has gone into the site yet one of the biggest bits of information - transparency with respect to the owners and who is taking the money - is missing. Hopefully that can be rectified. The villa itself is located at Urbanisation San Jorge Ahaurin El Grande Malaga Costa Del Sol. No value is given but another luxury property in the area is on sale on Yourviva.com for €890,000 having been reduced from €1,290,000. Based on the ticket target we think this villa is lower in value?

About The Property

The villa is around 15 years old and boasts 5 double bedrooms, four of which have their own ensuite. The living areas are open plan and there's also an enclosed atrium area. There's also a swimming pool and terrace areas. All furnishings are included plus there are integrated appliances as well as an American style fridge. Added into the prize package are conveyancing costs up to €5000 and any additional taxes and duties up to €10,000. Flights to Malaga for two people plus accommodation and car hire will be included. We assume that this is to complete the transfer of the property - should it be won - from the owner to the winner. Details about ownership of property in Spain, legalities, costs of running the property such as community charges, and potential rental income information are not available. However in the terms it does say that urbanisation fees of up to a maximum of €2000 will also be paid.

How To Enter The Competition

To enter the prize draw you need to register and purchase tickets. To do this you need to confirm that you're over 18 and agree with the terms. This is a skill competition and requires you to answer a question based on the capital of Spain. If you select the wrong answer you're not told and the checkout just shows that you're purchasing tickets and doesn't indicate the answer selected. For example we picked two tickets with the right answer and one with the wrong but our checkout just showed three standard tickets. As far as we can see there are no discount codes or savings for bulk purchases. There is a no purchase necessary postal route and this is detailed in the FAQ. Each postal entry must be by postcard and include the answer to the competition question.

How Many Tickets?

Win Villas aim to sell a minimum of 35,000 tickets before the 10th October 2023 (total revenue €700,000). There's no indication about maximum tickets so we assume that if 35000 ticket sales are reached before the closing date then sales will simply continue. If insufficient tickets are sold then a cash prize alternative will be awarded. The cash prize will be 65% of the net ticket value. This means that things like admin and marketing costs will be deducted first and then 65% of the remainder awarded. Donkey Dreamland, a rescue centre in Costa del Sol, will benefit from the prize draw but we can't seem to find any information about the value of the donation.

Our Verdict

It's brave for any new property platform to launch in 2023 and even braver when it's potentially going to specialise in villas. Whilst WinVillas claim they have done their research we do wonder what they've learnt contrary to what we've seen in recent times. Anyway we hope that things work out well for them. The villa itself looks attractive and would make a lovely holiday home, home in the sun or rental. However we would like a lot more details. Firstly property platforms need to be totally transparent and that includes knowing who's behind them, company details etc. If the website indicates that it's run by Winvillas Ltd then we should be able to find them on companies house. Hopefully these details can be rectified. A few more details about how much is going to charity, admin, marketing etc - to justify the 65% net tickets sales value - would also be useful information. Sadly we expect that this will be a cash prize unless the site manages to attract a lot more interest. Enter Competition Here

Footnote: Spanish properties attract a hefty tax on purchase. This can be up to 19% of the property value although this may be covered by the promoter so do check the terms. Note also that since Brexit UK citizens can only spend 90 days out of every 180 in the EU. If you win and rent out the property then you will also have to pay tax.
